Two themes dominated: parking as an underleveraged revenue opportunity, and the growing demand for better, connected data across retail estates.

When fewer shoppers visit, every visit counts more. April footfall data shows UK retail down 10.7% year-on-year — a five-year low. After adjusting for Easter timing, the underlying decline is 3.9%. For retail destinations, that means extracting more value from every visit that does occur.

Stadium car parks have long been treated as an operational afterthought. The institutional view is catching up with what the numbers have been saying for a while. Infrastructure funds, REITs, and private equity are all now active in the parking sector, and parking infrastructure, properly managed, behaves much like a core infrastructure asset.
